What is going in it

Timber floor, concrete slab or masonry wall each need different fixings. On an upper-floor apartment that check happens before the safe is ordered.

Do I need strata approval to bolt a safe down in my Sydney apartment?

Usually yes, and it catches people out. In most Sydney strata schemes the concrete slab under your floor is common property rather than part of your lot, so a masonry anchor goes into the building's structure — and the model by-laws stop an owner driving screws into common property without the owners corporation's written approval. We will look at the job, tell you exactly what you would be putting to your strata, and install once it is signed off. If approval is not likely, we will talk through the options that do not involve drilling. Confirm the specifics with your strata manager: every scheme's registered by-laws differ.

Can you open a safe without wrecking it?

Wherever the lock and the safe allow it, yes — manipulation, a lock-specific bypass, or a manufacturer override depending on what is fitted. Electronic locks are often simpler than people expect: a flat battery, a failed solenoid or a worn keypad accounts for a lot of the calls we take, and those come good without touching the door. Where a non-destructive route is not available we say so first, and the fallback is a controlled opening at a known point, after which the safe is repaired and relocked so you keep using it.

Can you bolt a safe to a timber floor, or does it have to be concrete?

Both work, but they are different jobs. On a timber floor the anchor has to reach the joists rather than the floorboards, so we locate them and often add a backing plate underneath — boards alone will not hold a safe against a determined pull. On a slab it is masonry anchors sized to the base. On a suspended slab in an apartment the slab gets scanned first: if it is post-tensioned, drilling into a tendon is a structural problem rather than a patchable one.

What do you need from me before you will open a safe?

Proof that the safe is yours, or that you are authorised to have it opened — normally photo ID matching the address, plus something connecting you to the safe or the premises. In an estate matter, the documentation showing you act for the estate. If you are a tenant or a staff member we will want the owner's authority in writing. It is the difference between a locksmith and a burglar, and we will tell you on the phone what satisfies it before we book the job.

What safe do I need for firearms in NSW?

NSW sets its own storage requirements by licence category, and the practical difference is anchoring: lighter receptacles must be fixed so they cannot easily be carried off, and the higher categories must be bolted to the structure of the premises regardless of weight. Ammunition is stored separately. We install to those requirements — but the approval of a receptacle type is the Commissioner's, not ours, so confirm the current rules with the NSW Firearms Registry before you buy.
